Have you flushed out the water tank in the year or so to make sure that you don't have a lot of scale build up in the tank also check the heating coil & CERAMIC ROD THIS UNSCREWS FROM THE TOP OF WATER HEATER PLUS CHECK THAT THE THERASTAT IS WORKING P.S IT IS ALWAYS GOOD TO TURN OFF THE WATER & ELECTRIC BEFOR ANY SERVICE
